
Our Goal
Bob & Debbie’s goal is to provide you with that Mom & Pop management experience. We manage our properties a bit differently than other PM companies. SMART PM’s have a small portfolio because they do everything. While we work as a team to back each other, you will have one main point of contact for your property. Your PM will become deeply familiar with your property and the tenants because they will act as your marketing, showing and leasing agent, application processor, property inspector, tenant communicator, maintenance coordinator, etc. Equally important, your PM will have the financial knowledge of your rent roll, and any maintenance invoicing, as well as the ability to answer any of your monthly owner statement questions.

Bob Varnum
Owner/Chief Operating Officer
Bob is Co-Owner and Chief Operating Officer of SMART Property Management & Real Estate. Before starting the company in 2022, Bob was a software sales executive for over 25 years and brings a wealth of knowledge in sales, marketing and technology. He graduated from Bentley University with a Bachelors degree in Business Management.
Bob is an active member in the community. He is a a member of the Golden Chamber of Commerce and volunteers as an Ambassador for the Chamber. He was voted by his peers (the 12 other Ambassadors) as Ambassador of the year for 2024 & 2025. He is also a member of the West Metro Chamber of Commerce. Bob is also a proud member of the Lakewood Elks Lodge No. 1777.
Bob has been a New England Patriots season ticket holder since 1996 and gets back to his hometown of Foxboro MA to see a few Patriots games every year. Bob loves spending time outside and enjoys golfing, skiing, hiking, camping and off-roading in his Jeep Wrangler.

Geoff Chatham
Geoff brings 14+ years of real estate, consulting, and property management experience to the Smart PM team, with an additional 8 years of Recruiting and Staffing. Both industries highlight his dedication and ability to building long-lasting and enduring relationships. Growing up a Navy brat, answering “where are you from?”, is a long and tedious task, but he’s happily called Colorado home for 20 years now. When he’s not at a listing appointment, you’ll likely find him coaching or rooting his children on from the sideline during their never-ending sports schedules.

Born and raised in Maryland, my love for the outdoors grew into a sense of adventure that culminated in earning the rank of Eagle Scout—a foundation that instilled in me responsibility, integrity, and resilience.
I put myself through the University of Maryland, where I first entered the world of property management as a freshman. What started as a hustle to secure free rent quickly became a passion. I discovered the thrill of connecting people with a place to call home, and that spark grew into a ten-year career eventually placing me at the helm of some of Philadelphia’s most prestigious high-rise properties.
Over time, I realized that as rewarding as it was to serve clients in the commercial space, managing properties AND guiding people through the process of buying or selling their own home had to be even more fulfilling outside the confines of a large company. Fortunately, that insight could not have proven more true. Answering the call of the mountains, I left the corporate world, moved to Denver and never looked back!
Today, I’m proud to serve my clients with the same determination and care that carried me from Eagle Scout to industry professional. Whether navigating high-stakes negotiations or smoothing out challenges between diverse personalities, my focus is always on protecting my clients’ best interests and helping them achieve their goals.
